What happens on replacement day

  1. Protection. The crew covers landscaping and sets up a dumpster.
  2. Tear off. Old shingles and underlayment come off down to the decking.
  3. Deck check. Damaged boards are replaced. This is where surprise costs appear, so agree on a per sheet price in advance.
  4. New layers. Underlayment, flashing, vents and then the new shingles or panels go on.
  5. Cleanup and final inspection. A good crew runs a magnet over the yard for nails. The city may inspect the finished work under the permit.

Questions

How do I know if I need a new roof?

Signs include widespread hail or wind damage, shingles that are curling, cracking or losing granules across much of the roof, repeated leaks in different places, and soft or sagging decking. A roofer's inspection with photos is the best way to decide.

Do I need a permit to replace my roof in Omaha?

Reroofing generally requires a permit in Omaha. A reputable roofer will pull it for you through City of Omaha Permits and Inspections. Ask to see the permit before work starts.

How long does a roof replacement take?

Many single family roofs are replaced in 1 or 2 days once work starts, weather permitting. Larger or steeper roofs, or roofs with a lot of rotted decking, take longer. After a big storm, the wait to get on a roofer's schedule can be much longer than the job itself.

Can I cancel a roof replacement contract?

If the work is paid through an insurance claim, Nebraska law lets you cancel in writing until midnight of the third business day after you sign, or after your insurer tells you in writing the claim is not covered, whichever is later.

Are impact resistant shingles worth it in Omaha?

They can be. Omaha gets frequent hail, and the Nebraska Department of Insurance says some insurers offer discounts for Class 3 or Class 4 impact resistant roofing. Discounts aren't guaranteed, so ask your insurer what they offer before you choose.
